Summer Weather

The temperatures have been oppressively warm this summer and the heat pumps are running continually. Please be reminded that condensation is part and parcel of the function of the appliance. The condensation gathers in a pan beneath the heat pump and evaporates however in the warm, humid weather it is unable to evaoprate quickly enough and as a result the water floods the pan and drips down the face of the bricks, which is a malfunction.

The condensation needs to drop freely to the ground and not gather on the bricks, window ledges or exterior surfaces. The bricks, mortar and window lintels become damaged by the condensation. It is strongly recommended that heat pumps be serviced yearly or every two years for younger models, which is the recommendation of major manufactiers.

Plumbing Maintenance

Recently the Association sent a letter to all residents and owners regarding maintenance of the plumbing fixtures and drain lines. If you did not receive this memorandum, please call the office and one will be sent to you right away. Our goal is to avoid costly plumbing expenses and possible damage liability.

Lintel Update

The Lintel Project is proceeding however the cold temperatures, rain and snow cause unavoidable delays. Components of the project are: chipping out the bricks over the lintels; replacing the dryer vents; repairing the bricks that surround the vents; scraping the kitchen vents, painting and re-sealing with caulk.

If it is too cold, the work is stopped until the temperature is safe to resume the mortar work, painting or caulking. We have posted CAUTION signs on the back entrances where the trucks are working. We ask for your cooperation not to open those doors while the work is in progress. In the late afternoon, after the work is complete for the day, the back entrances can again be used. We forecast the project to continue for another 45-60 days before completion.

Door Project Update

The Front Door Project is nearly complete. Please note the new entry doors have a “Hold Open” feature. To activate, bring the door all the way back. This feature is a convenience for furniture, grocery or parcel deliveries. Please reset the door after the delivery is complete to keep security in effect.

The entry keys are unchanged however it may take some time to get familiar with how the new door and lock now operate.

Kitchen & Dryer Vents and Lintel Repair Project
